I just visited Panorama Towers to preview a condo for one of my clients and I felt compelled to write about it.  This unit is on the 18th floor and faces the strip.  It’s a C1 floor plan which is 1621 sq ft, 2 bedrooms plus a den, 2 full baths.  This unit has upgraded marble flooring in both bathrooms, granite counter tops in the kitchen and baths, stainless steel appliances, and fantastic views of the strip.  It’s listed currently at $699,000. City Center Las Vegas is an amazing project in between The Bellagio and The Monte Carlo on Las Vegas Blvd. Please visit my CITY CENTER LINK for more information about this incredible project. I just sold a condo at the Signature MGM condo/hotel which has fantastic views of the project. Here are a couple of pictures to show the world the progress of City Center Las Vegas. As you can see from this picture below, the main portion of the casino is half way built, Vadara is the furthest crane on the right, the Mandarin Residences is the furthest crane on the left. This next picture below is a partial view from the Signature MGM Residences. You can see the Marriott Timeshare project in the center and the Planet Hollywood Timeshare to the right. There is current $30 Billion in construction happening in the next 5 years on Las Vegas Blvd. The trend of the real estate market in Las Vegas has always been directly proportionate to the amount of construction on Las Vegas Blvd, so if the trend continues we will recover quickly from this housing slump. turnberry-place.jpgTurnberry Place is somewhat of a local legend in Las Vegas. That sounds so corny, but it’s one of the first luxury high rise condos in Las Vegas. There are a total of 4 towers, surrounding the Sterling Club which is the resident’s facilities. The developer of this project is Turnberry Associates which have international acclaim for superior quality of all there projects which include, hotels, resorts, retail, marinas to playgrounds. They are considered one of the leaders in their field.Turnberry Place las Vegas Turnberry Place in Las Vegas is no exception. They were revolutionary in the 1970’s by creating luxury high rise condos with the conveniences of a private club.

Turnberry has floor plans ranging from 1500 sq ft-9000 sq ft. No, that is NOT a typo. All of the buildings have completed construction, and now units are available on the resale market. Currently there are a total 118 resales available throughout the towers. There is a 1 bedroom currently on the market listed for $470,000! (That is very well priced for this development) Going all the way to $13.7 Million. Turnberry Place is one of the few high rises in Las Vegas that allows it’s residents to close “Gray Shell” which means no flooring, just bare concrete, your kitchen cabinets, counter tops, and bathroomTurnberry Place Las Vegass are completed with modern cabinetry, granite counter tops, and marble floors in the bathroom with a huge jacuzzi tub. The atmosphere is quite social at the Sterling Club with a member’s lounge, wine and cigar room, piano lounge, billiards room, and a night club. The fitness center is state of the art with Cybex equipment, a Pilates Studios, a spinning studio, and an aerobics center. Full concierge and valet services are a part of this wonderful development.

Following my post about JUHL Lofts in Downtown, I’d like to write about SOHO Lofts right in the middle of the Las Vegas “Art district.” If you’d used to MOMA in San Francisco you’ll be sorely disappointed in our artsy area, but Mayor Goodman is making it his mission to give Las Vegas a downtown. There are some signs of a turn around, but this area is going to a long term investment until the area has gentrified more.

Soho Lofts Las VegasSoho Lofts are easily seen from the I-15 freeway, mostly because it’s one of the only large buildings in this neighborhood. These lofts are very urban, modern, and sleek. Without any decorations the lofts can feel a bit antiseptic, but with the right style they are super cool. There are a few different floor plans ranging from 1277 sq feet to the Penthouse at over 4600 sq feet. These lofts have exposed ducts, stained concrete floors, granite counter tops, huge picture windows, designer cabinetry by Dellacasa, and plenty of open space. The rooftop pool and jacuzzi have spectacular views of the strip and the mountains. The parking garage is the first five floors, so even if you’re on the first floor of lofts, you’ll still have a great view. I just found the official Panorama Towers Video on You Tube. This is from the developer of Panorama Towers. It’s a pretty good description of the project, but the video was made before the construction of City Center. This truly gives you a sense of where the buildings are in relationship to the Las Vegas Strip. It’s a great location with amazing views. There are currently two towers that are completed, and the third tower is being constructed as you read. There are 11 new models left to sell in the third tower, but if you’re really interested I would pick up a resale in tower 1 or 2. There are some really well priced units with strip views.
