City Center Las Vegas Vdara The last post I wrote about City Center’s Progress was back in March.  It’s amazing to see how quickly this project is going up.  I just read a great article about the current progress on Access Vegas’s blog.   Well, the top of VDARA Condo/Hotel has been reached!  They added the 57th floor recently.  I’m personally so excited to see this project come to fruition.   This development alone will transform the Las Vegas Skyline!  It’s going to bring culture, shows,retail, fine restaurants, and more living choices for those people wanting to live on the strip.  Not to mention all of the jobs it has and will create for our local economy.  BRAVO MGM GRAND!!  There are still many units available in all 5 residential buildings, so if you’d like more information, please contact me toll free at 866-589-1646 or you can email me at Felipe@felipecrook.com.

Las Vegas Real EstateI just came across a great post about the Las Vegas Real Estate Market I wanted to share with everyone. I completely agree with the author of this post. There are segments of our market that are hot right now. With over 60% of all the transactions closing right now being foreclosures, resales and new home sales are having a hard time competing. That’s why I tell my sellers if you don’t have to sell, DON’T! But if you’re considering buying in this market, there are some wonderful opportunities. I really enjoy the condos available at Palms Place Casino/Hotel just across the freeway from the strip. The views from these units can be quite impressive because you’re not right in the middle of all the buildings on the strip. I’ve been reading other real estate blogs from around the world and I came across this great post about tips for a better life.  Roland and Anne-Marie Lewis write a great blog about Vancouver real estate. Check out their site at http://vancouverrealestateblog.ca/

The original post came from “Glich’s Life Blog” but I came across the blog from Roland and Anne-Marie’s Blog.  Here’s the post:

1. Take a 10-30 minute walk every day. And while you walk, smile. It is the ultimate anti-depressant.
2. Sit in silence for at least 10 minutes each day.
3. Buy a DVR and tape your late night shows and get more sleep.
4. When you wake up in the morning complete the following statement, ‘My purpose is to __________ today.’
5. Live with the 3 E’s – Energy, Enthusiasm, and Empathy.
6. Play more games and read more books than you did in 2007.
7. Make time to practice meditation, and prayer. They provide us with daily fuel for our busy lives.
8. Spend time with people over the age of 70 and under the age of 6.
9. Dream more while you are awake.
10. Eat more foods that grow on trees and plants and eat less food that is manufactured in plants.
11. Drink green tea and plenty of water. Eat blueberries, wild Alaskan salmon, broccoli, almonds & walnuts.
12. Try to make at least three people smile each day.
13. Clear clutter from your house, your car, your desk and let new and flowing energy into your life.
14. Don’t waste your precious energy on gossip, OR issues of the past, negative thoughts or things you cannot control. Instead invest your energy in the positive present moment.
15. Realize that life is a school and you are here to learn. Problems are simply part of the curriculum that appear and fade away like algebra class but the lessons you learn will last a lifetime.
16. Eat breakfast like a king, lunch like a prince and dinner like a college kid with a maxed out charge card.
17. Smile and laugh more. It will keep the negative blues away.
18. Life isn’t fair, but it’s still good.
19. Life is too short to waste time hating anyone.
20. Don’t take yourself so seriously. No one else does.
21. You don’t have to win every argument. Agree to disagree.
22. Make peace with your past so it won’t spoil the present.
23. Don’t compare your life to others’. You have no idea what their journey is all about.
24. No one is in charge of your happiness except you.
25. Frame every so-called disaster with these words: ‘In five years, will this matter?’
26. Forgive everyone for everything.
27. What other people think of you is none of your business.
28. Remember God heals everything.
29. However good or bad a situation is, it will change.
30. Your job won’t take care of you when you are sick. Your friends will. Stay in touch.
31. Get rid of anything that isn’t useful, beautiful or joyful.
32. Envy is a waste of time. You already have all you need.
33. The best is yet to come.
34. No matter how you feel, get up, dress up and show up.
35. Do the right thing!
36. Call your family often.
37. Each night before you go to bed complete the following statements: I am thankful for _______. Today I accomplished ____.
38. Remember that you are too blessed to be stressed.
39. Enjoy the ride. Remember this is not Disney World and you certainly don’t want a fast pass. You only have one ride through life so make the most of it and enjoy the ride.
40. Laugh when you can, apologize when you should, and let go of what you can’t change.

I recently took some clients to some luxury foreclosures around Las Vegas. I was impressed at some of these homes, and I’m sure there will be a few more coming into the market. I consider the luxury home market to be anywhere above $800,000 and there are currently 29 BANK OWNED properties in Las Vegas with this criteria.  Click HERE to view the Current Luxury Foreclosures on the market. I’ve taken a look a many of them and there are some GREAT properties ready for a hungry buyer. Some of the areas of these foreclosures include: Mcdonald Ranch, Anthem Country Club, Red Rock Country Club, Canyon Gate, and smaller custom neighborhoods through out Las Vegas.
One area that particularly is interesting is the Mcdonald Highlands area. This is in the Mcdonald Ranch Master Plan at the foothills of the McCollough Mountain Range in the South East Part of Las Vegas. Actually, it’s in the city of Henderson. This community is a 1200 acre parcel with custom lots available for construction. The views from this part of town are absolutely stunning! The lighting, the design, the beautiful curve of the staircase command a presense in the home. It’s is a wonderful focal point of the room. Mcdonal Highlands Custom Home On the MarketI’d never seen a fireplace quite like this before. It was at least 10 feet long with one of my favorite fire place features: FIRE ON ICE. This is basically broken glass made to withstand high temperatures. The looks is quite stunning.

Canadian Flag

One of my goals this year is to assist in more international transactions. I have been reading lot of other blogs from other Real Estate Professionals around the world and I’d like to highlight the good ones as I come across them. One reason I focused on Canada first is because of the huge influx of Canadian buyer’s into our Las Vegas market. It makes a lot of sense why we’re seeing so many foreign investors flocking to Sin City: our dollar is weak, our market is depressed, and we’re so much warmer than Canada. 🙂 I’ve already met and started working with two different buyers who are looking to capitalize on our down market and the strong Canadian Dollar. It’s very sad to hear some of the stories out of this foreclosure market, but the opportunities for growth and investment are plenty.
