YES! Now, before you freak out thinking about how expensive it is, there are economical ways of staging a home to sell that won’t break your bank. Let me describe what I’m talking about. I’m sure you’ve seen shows like Designed to Sell on HGTV, and if you haven’t WATCH IT! There are some wonderful ways to spruce up your house to maximize your bottom line. That’s what staging is all about. If you’ve ever walked into a model home, you know exactly what I’m talking about. The walls are painted, the decorations are great, there is a sense of style about the home. When you are trying to sell your home, you have to remember that your lifestyle when you live in a home is different than when you’re trying to sell it. Let’s go over a couple of absolute MUSTS!!!

  1. Staging Tips for selling your homeClean your home every single day. If you’re reading this and saying to yourself, “Duh!” well you’re like me. However, you would be absolutely SHOCKED at how many houses I walk into with dirty dishes in the sink. It’s appalling to walk into a house with my clients and make excuses for the seller on why the property is dirty. In our current market, the homes that are selling look like model homes. The other homes that are selling are so discounted in price it’s worth a purchase. Which house do you want to sell?
  2. Declutter your home. I like to call this, “pre-packing”. I know you are very proud of your 250 plus doll collection from around the world, but if you can’t see the walls, that’s a problem. Remember, you want a buyer to know what kind of room it is. You want to give your buyers an idea of what the room could be AND you want them to imagiDeclutter your homene their own furniture in the space. Decluttering your home of your personal items will let a buyer think about their own things in the home. Trust me on this folks, many, many people can not get past what they see. I’ve had clients walk away from houses they don’t like because one room was painted lime green. I offered to paint it for them, and they still couldn’t get past it!
  3. Curb Appeal is a must! In my experience over the last five years, buyCurb Appealer don’t want to do a lot of work. It takes a very special buyer to see a wreck of a house and say, “I’ll buy it and make it beautiful.” Make it an easy decision for your buyers to purchase your home. Fresh flowers, a clear pathway to your front door, nice landscaping, are all factors a buyers want. In fact, you will get more driving-through-the-neighborhood-traffic with a house that is charming, and inviting.

Signature High Rise Condo

Signature Condos at MGM GrandThe Signature MGM Grand Condos in Las Vegas are a great condo hotel option for those of you looking to be directly connected to a major hotel on Las Vegas Blvd.  Signature has one bedrooms units, and studios available for purchase.  The amenities of these units are quite extensive and include a state of the art fitness facility, spa facilities, pool and jacuzzi, and full service concierge.  All of the units are sold fully furnished with very tasteful decorations, stainless steel appliances, flat panel televisions, marble floors, granite counter tops, and views!!   There are a few units which can be purchased together as a suite.  There is a separate door from the hall that leads to the two units.  The convenience’s of this project is a huge appeal to many buyers.  You walk downstairs on the walkway and you’re in the MGM.  Top restaurants, theater, and nightlife right at your finger tips.  Take a look at some of the pictures of a unit:

I really enjoy selling the units in Panorama Towers because of the location, views, and the huge amount of floor plans available for my buyers. I just visited a great unit this morning, click here for pictures of that unit. I decided to head back into the office to see how well that unit compared to the other 130 units available in this project. I assembled the lowest price per sq ft of all the units available. There are 15 units available that are under $400 per sq/ft. That is a phenomenal price for high rise construction in Las Vegas. City Center Units are selling for up to $1400 sq/ft! This project overlooks City Center and has a very convenient location for those on the go.  Panorama Towers Unit for Sale in Las Vegas

I just visited Panorama Towers to preview a condo for one of my clients and I felt compelled to write about it.  This unit is on the 18th floor and faces the strip.  It’s a C1 floor plan which is 1621 sq ft, 2 bedrooms plus a den, 2 full baths.  This unit has upgraded marble flooring in both bathrooms, granite counter tops in the kitchen and baths, stainless steel appliances, and fantastic views of the strip.  It’s listed currently at $699,000. Turnberry Place in Las VegasI’ve been writing a series on Las Vegas High Rise Condos which has been a lot of fun for me. I really enjoy seeing the different units in each of these buildings and seeing which properties offer the best amenities. One high rise development I truly enjoyed was Turnberry Place on Paradise Rd. If you’d like to read my previous post about my visit, click here for Turnberry Place information.

Well, as our foreclosure market is all that any of my clients can talk about, I decided to see what kind of foreclosures were available in certain luxury properties. Most of the luxury homes in Las Vegas don’t have a great deal of bank owned properties, however I managed to find three units in Turnberry Place that are bank owned. This is a buyer’s market right now, and the opportunities it’s providing for my clients are great.
