With the huge amount of foreclosures on the market, I decided it would be a great idea to educate the public about why foreclosures can be a fantastic investment. There are certain liabilities you need to be aware of, but the benefits can far out weigh the obstacles. For example, take a look at this foreclosure that is currently on the market:

Las Vegas Foreclosures This property is 4500+ sq ft, on a 19,000 sq ft lot. In August, 2006 this property sold for $980,000. It is currently on the market in the low $600’s!! That is $136 sq/ft which is fantastic for a property of this size. Not to mention, that is the asking price from the bank. Each bank is different, but more and more banks are wanting to get rid of their current inventory. Deals are out there folks! If you are looking to get into a luxury home, now is the time to do it.

Personalized Foreclosure Tours VegasLas Vegas is the #1 city in foreclosures in the nation. As a real estate professional, I can look at the market and see the wonderful opportunities to own a piece of Las Vegas. Foreclosures have affected every segment of the market, including some of our luxury homes.

Some current statistics to put things into perspective:

  • 3,864 homes have sold since May 1, 2008.
  • 2,416 of those homes were Foreclosed Properties. That’s 62%!!!
  • There are currently 3,711 Foreclosed Single Family Homes on the market.

Buying foreclosures is similar to purchasing a regular home for sale. Here are a couple of things you need to be aware of when purchasing a foreclosure in Las Vegas.

  • Banks are now pricing properties so aggressively to attract multiple offers which end up driving the sales price UP.
  • Banks can take as long as they want to respond to an offer. Even though there is a time to respond on the contract, I’ve waited three and a half weeks to get a response for one of my clients recently.
  • Properties are sold AS-IS. I am currently working with a buyer who was able to get more repair money, but most lenders financing properties now won’t allow it. We ended up rolling that extra credit into his closing costs.
  • You HAVE TO BE PATIENT! Banks have been routinely late on closing dates. They have been known to take their time reviewing the final HUD-1 statement before giving the buyers the keys.
  • Banks are motivated sellers without any emotions. It’s the weirdest thing to see. They look at the bottom line. More earnest money deposit and more money down looks better to a bank, but they do accept first time home buyer programs.

My real estate team has moved away from the big bus tours, and decided to give better quality service rather than herd people like cattle through houses that might not fit their needs. turnberry-place.jpgTurnberry Place is somewhat of a local legend in Las Vegas. That sounds so corny, but it’s one of the first luxury high rise condos in Las Vegas. There are a total of 4 towers, surrounding the Sterling Club which is the resident’s facilities. The developer of this project is Turnberry Associates which have international acclaim for superior quality of all there projects which include, hotels, resorts, retail, marinas to playgrounds. They are considered one of the leaders in their field.Turnberry Place las Vegas Turnberry Place in Las Vegas is no exception. They were revolutionary in the 1970’s by creating luxury high rise condos with the conveniences of a private club.

Turnberry has floor plans ranging from 1500 sq ft-9000 sq ft. No, that is NOT a typo. All of the buildings have completed construction, and now units are available on the resale market. Currently there are a total 118 resales available throughout the towers. There is a 1 bedroom currently on the market listed for $470,000! (That is very well priced for this development) Going all the way to $13.7 Million. Turnberry Place is one of the few high rises in Las Vegas that allows it’s residents to close “Gray Shell” which means no flooring, just bare concrete, your kitchen cabinets, counter tops, and bathroomTurnberry Place Las Vegass are completed with modern cabinetry, granite counter tops, and marble floors in the bathroom with a huge jacuzzi tub. It’s very interesting to see how different each owner has designed their unit. The view of the city and mountains are quite beautiful.

The Sterling Club is private club with membership by invitation only. It prides itself on fostering “camaraderie among people of like refinement and common interests.” The club features two main dinning areas, one more formal than the other. The intimate Twenty Eight Club, a private wine club Turnberry Place Las Vegaswithin the Sterling Club also boasts additional dining options including individual private wine lockers for members. The atmosphere is quite social at the Sterling Club with a member’s lounge, wine and cigar room, piano lounge, billiards room, and a night club. Las Vegas High RisesStreamline Tower is one of the few downtown high rise projects in Las Vegas. It’s quite an impressive building very close to the Freemont Street Experience. This downtown area is experiencing a $14 Billion dollar renaissance for the last few years. It continues to build and develop as an alternative to the Las Vegas Strip. This makes your out of cost expenses much lower. For investors looking to purchase a high rise, Streamline offers something unique: an on-site property management company which offers MUCH better rates than a standard condo/hotel. Typically condo/hotels in Las Vegas charge a client 50% of their profits to manage the rental. This company is far more competitive. Following my post about JUHL Lofts in Downtown, I’d like to write about SOHO Lofts right in the middle of the Las Vegas “Art district.” If you’d used to MOMA in San Francisco you’ll be sorely disappointed in our artsy area, but Mayor Goodman is making it his mission to give Las Vegas a downtown. There are some signs of a turn around, but this area is going to a long term investment until the area has gentrified more.

Soho Lofts Las VegasSoho Lofts are easily seen from the I-15 freeway, mostly because it’s one of the only large buildings in this neighborhood. These lofts are very urban, modern, and sleek. Without any decorations the lofts can feel a bit antiseptic, but with the right style they are super cool. There are a few different floor plans ranging from 1277 sq feet to the Penthouse at over 4600 sq feet. These lofts have exposed ducts, stained concrete floors, granite counter tops, huge picture windows, designer cabinetry by Dellacasa, and plenty of open space. The rooftop pool and jacuzzi have spectacular views of the strip and the mountains. The parking garage is the first five floors, so even if you’re on the first floor of lofts, you’ll still have a great view.
