To continue in my coverage of City Center, this post is about THE HARMON Hotel, Spa, and Residences. I have to say that I’m a bit biased about City Center because it is SO beautiful. I drove home last night from seeing KA at the MGM, and everytime I pass it I’m awe struck. The construction on this project is moving incredibly fast and it’s really starting to take shape. I’m going to try and take pictures from Panorama Towers to give everyone a perspective of this cool project.

The Harmon Condo Hotel in City CenterThe Harmon Hotel, Spa, and Residences are one of three condo hotel projects in City Center. The Light Group, a team of highly successful hospitality, real estate and design industry professionals are setting a new standard of luxury and service in an ultra-chic hotel living experience. London Based architecture firm Foster + Partners designed this specialty boutique hotel with residences occupying the top 21 floors of the 47 story building. There are 400 Hotel Rooms, and 207 striking residences. There are One, two, and three bedroom options ranging from 1,000-1,730 sq ft. Penthouses range from 1,940 -3,700 sq ft. Some amenities include:

  • High Tech Fitness Center
  • Owner’s Lounge/Media Room
  • Hair stylist and Salon
  • Strip View Spa
  • Pool with Cabanas & daybeds
  • Private Valet Parking and much more

The Residential Units include many upgraded features such:

  • Three different designer schemes to choose from
  • and a fantastic view of the strip just to name a few

As I continue to write about the High Rise Condo market in Las Vegas, VDARA condo/hotel in City Center is my next post. I’m enjoying providing this information to clients interested in owning a piece of Las Vegas. If you haven’t heard about City Center, take a look at my CITY CENTER POST. It’s a quick way to get caught up with the huge MGM MIRAGE project in the center of the Strip in Las Vegas.

Veer Towers in City Center Las VEgasVeer Towers was designed by architect Helmut Jahn and is a spectacular example of our modern age. These two towers rise 37 stories with approximately 335 condo residences in each tower. They are both inclined at 5 degree angles which gives them the illusion of dancing. Fransisco Gonzalez-Pulido designed the lobbies and public spaces with impressive works of glass and metal with tons of natural light. The residences were designed by Dianna Wong Architecture and Interior Design, INC. which incorporates a modern style with a sleek openness, floor to ceiling windows for great light, and spa-styled bathrooms.


Veer Towers is also very conscious of people on the go with such feature as a private valet, a fully staffed lobby, a business center, recreation room, an upper floor media room for films, and a fitness center. The thing I found so amazing was the roof top infinity pools surrounded by decking for sun bathing and relaxing. Can you imagine getting a tan on top of your building over looking the hustle and bustle of the city?

The residences are available in studios, one and two bedrooms, and penthouses. Square footage ranges from nearly 500 sq feet to 3,300 sq feet. Prices start at $500,000 up to $4,505,000. City Center Las Vegas
City Centers Las Vegas:
I went down to the City Center Sales Pavilion recently and all I have to say is WOW. What an impressive project for our city! There are many different projects within City Center, but I am going to post about each project separately so I can outline the benefits the amenities of each tower.
But first, I’d like to talk about City Center. The MGM MIRAGE is the developer behind this massive, $7.8 Billion project on the 76 acres in between the Bellagio and the Monte Carlo. It’s a collection of top architects and designers in the world. I would say the common theme in City Center is diversity. MGM MIRAGE is known for being an extremely diverse employer and they remained true to their ideals in this project. From floor plans and sightlines to colors and materials, the residences were created as “…unique work of art, with the appeal of a collectible as well as its own sense of comfort.” In fact, it will house the first major permanent collection of art in Las Vegas integrated into public spaces, a new Cirque du Soleil show, and the most sought after retail brands.
Above City Center’s towers, soars the 4,000 room resort casino with facades of glass which engages the lights of our city. The overall design is quite fascinating. There are curves, angles, and atypical shapes that catch your eye and make you want to see itCity Center is Leed Certified completed faster so you can experience it. As I am trying to be more “Green” this year, I was pleasantly surprised to see the City Center is LEED(Leadership in Energy and Environmental Design) certified by the U.S. Green Building Council. They have consciously developed a design with water savings, energy efficiency, material selection, and indoor environmental air quality as a primary objective without sacrificing style and aesthetics.

I went to the Crystal Ball Seminar today at the Texas Station. This is a seminar lead by Larry Murphy who is one of the leading local real estate experts. He created and maintains all the new home inventory and is a statistic guru for Las Vegas. I, along with hundreds of other Realtors from around the city, came to hear about what is going to happen in 2008. Before he spoke about this year, he went in depth about what happened in 2007. Some of the numbers surprised me, and others were pretty evident. So here’s what I learned:

2008 Real Estate Forecast

Las Vegas Luxury Homes.I have read so many articles saying how the market has depreciated 30%-40%. Well according to these numbers, the actual depreciation in Las Vegas was only 4%. That number was calculated by taking an average sale prices of all of the closings in 2007 compared to the average sales prices of 2006 and the number was down by 4%. This was one of those surprising facts until he told us that statistic was only for Single Family Residences. When you started to add condos, condo conversions, and townhouses the number went to 9%. I think the statistic that everyone is thinking about is Volume of sales. Now that number in certain price ranges was down as much as 50%! This is no surprise to anyone who’s been alive in the last year.

The only housing segment that was not affected by our slump in the market has been the properties over $1,000,000. This graph shows the total volume by price. As you can see every other price range has seen a huge decrease in sales which means there are a lot more homes to sell and not as many buyers. An increase in inventory and a decrease in buyers has forced some sellers to come back to real estate reality and lower their prices. Now if someone bought their home in 2005-2006 and you’re trying to sell it right now, you’re probably not going to be able to sell it for what you paid for it. So many sellers are opting to rent out their properties until the market turns around. Being a landlord can be trying at times, but the alternative of letting your home go into foreclosure is not fun! I work with a good Property Management Company if you need a referral.

Now to the good part. We’ve almost hit the bottom of the market. Larry Murphy has predicted that the first and second quarters will see a slight decline and then it will plateau. 2009 should be a much healthier year for real estate, especially with all of the projects opening up on the strip: Wynn Encore(2008) and City Center to name a few. The overwhelming message is :

“It has NEVER been a better time to buy in Las Vegas.”

We haven’t seen prices like these since 2003 or 2002! Interest rates are at historic lows, and the selection is bountiful. At Tuesday’s Sales Meeting at Prudential, I was introduced to a new project here in Las Vegas. I thought it was interesting enough to post about it. The project is called CL3 Lofts.
